Home Inspection Checklist

Property inspectors are an important part of the home buying process, but it is important for you to check as many things as you can on your own. Here is a list of things for you to check to insure nothing is missed. Double check the following using county records, home history and tax bills.

  • Floor plan
  • Wiring
  • Attic
  • Number of entrances
  • Basement
  • Crawl space
  • Age
  • Insulation
  • Heating system
  • Stair width
  • Air conditioning
  • Plumbing
  • Water supply
  • Square footage
  • Ceiling heights

Check these items in each room

  • All faucets working properly
  • All showers working properly
  • Switch ON/OFF all lights
  • Toilets flush correctly
  • Furnace working properly
  • Air conditioning working
  • All doors open and close

Note anything you want to have fixed by the seller and include it on the contract negotiations before signing the contract. Any repairs should be contingent upon the home inspection. Before you close, do a walk-through of the home to make sure all issues on the contract have been addressed.
